Finding out who owns the property can be important when dealing with legal or financial matters. In Slovakia, you can find out the owner of a property through the Real Estate Cadastre. Follow these steps:

  1. Visit the website of the Electronic Services Portal of the Land Registry: https://kataster.skgeodesy.sk/eskn-portal/Pozorthe old site known as KaPor is no longer functioning https://www.katasterportal.sk/kapor/
  2. Search for the property you want information about without logging in. You can search by address, surname, parcel or cadastral area.
  3. When you find a property, go to the details to get information about the owner, including their name and where they live.

In some cases, information about the property owner may be restricted, for example due to privacy concerns. If you are unable to obtain information through the online portal, you can also contact your local land registry office or notary who should be able to provide the necessary information. When requesting information from the office, you will need to document the reason why you need the information.

Extracts from the Land Registry from the above mentioned portals are not public documents, they are not usable for legal acts – they are only informative.

What is a title deed?

A title deed is a public register and a legal document that records ownership rights to real estate such as land and buildings in Slovakia. The title deed is part of the Cadastre of Real Estate, which is administered by the Office of Geodesy, Cartography and Cadastre of the Slovak Republic.

The title deed contains the following information:

  • Basic data: cadastral area, ownership certificate number and date of issue.
  • Description of the property: parcel number, area, type of land, address and details of buildings (if any).
  • Ownership rights: the name and residence of the owner of the property, the owner’s share in the property (if ownership is joint) and the method of acquisition of ownership (e.g. by purchase, inheritance).
  • Encumbrances and restrictions: entry of liens, leases, pre-emption rights or other restrictions on the property.

The title deed serves as proof of ownership of the property and is an essential source of information for legal and financial transactions such as purchase, sale, mortgage or inheritance proceedings.

You can obtain the title deed through the online portal of the Land Registry or in person at the local cadastral office.
